Welcome to Shorewood Estates... A planned lakefront community on Lake Hartwell. Featuring lakefront and inland homes and lots for seasonal and year-round living. The community features a private, paved boat launch, a community dock, a large, well-maintained swimming pool, a clubhouse, a tennis court, and ample open green space for your enjoyment.
The Mandatory yearly assessment for 2025 will remain the same as last year ($200.00), per lot.

Assessment Legal Collection Success! Please note that the Association has retained a law firm to collect past amounts owed. Our law firm has been successful in the collection process and recently won the first case that ended in litigation in court.

We have had great success collecting assessments during this and last year. Not only did we win a court case, but we also collected the money on that case. Our goal is to continue collecting assessments on all the lots. Once we can collect all the assessments, we can continue improving the community.

- Installed cameras at the pond, office, boat ramp, pool, and the end of Cardinal Ln.
- The boat ramp was fixed, and gravel was laid for an easier transition from the land to the dock.
- A new deck was put behind the Clubhouse as the old one was so rotted it was dangerous.
- The fence on one end of the meadow has been replaced. The rest of the fencing and the painting will be completed shortly.
- The roofs for the pool pavilion and the pump house are complete.

Shorewood Estates Rules
- Parking Rules: A resolution restricting parking in the community's common areas, including the boat ramp and the pool area, is attached.
- Boat ramp parking and clean up. If your trailer, broken-down boats, jet skis, or any other item is in the common area by the boat ramp, please have it removed by January 31, 2025. The board will tow all remaining items not removed by that date.
- Boat Ramp: The Boat Ramp area is for day use only. Members will no longer be allowed to use the ramp area as a boat trailer storage area. The parking area above the ramp will be a day-use area for paid members to park their cars and trailers while using the ramp and dock.
- Amenity area use: only owners in good standing are allowed to use the Boat ramp, the pool, the Clubhouse, and any other common area.
- Annual assessments: All lots are required to pay $200 per year.
Stephens County Codes and Regulations
- Garbage and junk shall be considered a nuisance if owners or occupants do not keep the premises clean and do not remove from the premises all such abandoned items as listed, but not limited to, weeds, dead trees, trash, garbage, etc., junked motor vehicle, ice box, refrigerator, stove, glass, building material, building rubbish or similar items.
- Vehicles: The county shall have the authority to provide for the removal and disposal of any discarded, dismantled, wrecked, scrapped, ruined or junked motor vehicles, or parts thereof, when requested by the owner or when such motor vehicles are in such a condition that they constitute a health hazard or unsightly nuisance, notwithstanding the fact that such motor vehicles may be located upon private property; to provide the procedures connected therewith; and such other additional powers as shall be necessary to carry out the purposes of this article.
- Animals. No person shall allow any animal over which he has custody or control to remain on his property or premises if the animal constitutes a nuisance. Nuisance means an animal that damages, soils, or defecates on private property other than the owner's or on public walks and recreation areas unless such waste is immediately removed and properly disposed of by the owner. (2)Causes a disturbance by excessive barking or other noisemaking. (3)Chases vehicles or attacks other animals. (4)Causes unsanitary, dangerous or offensive conditions. (5)Molests, attacks, or interferes with persons or other domestic animals on public or private property unless the animal is a guard dog actively performing its duties while confined to the property of the owner or responsible person.
